Answer: Because you do not have the right to terminate unilaterally, you need to try to present deal terms that will be so attractive to the other parties that they agree to early termination. It is difficult to know exactly which deal terms might be required in your case: Find a comparable space elsewhere; pay to have that space built out as required; pay any greater rent amount for that space for one year; pay moving expenses; etc. If you cannot or will not make such concessions, then you should give up all thoughts of termination and wait for the agreement to expire next year.
